Not sure how to set up a bigger playroom..... I work from home, so need the office set-up to be convenient and we rarely have guests, but I think I should keep the queen bed.
The baby's room is very small (10x10) and other room twice as large (10x20)... should I squeeze the bed / desk into the small room and leave the large room for baby / play area as my main goal is to have a large space where the baby can spread out his toys now that he is growing (he is 1 now)
Or do I keep the office on part of the large room and somehow divide the rest for baby (convenient b/c I can work while he plays -- but who wants computer equipment in the baby's room??!!)
We are also planning to have anther baby sometime soon, so I giess if I make the large room just for baby, he will later share with the newborn -- is this a good idea???
This can't be so difficult, but I am having quite a time fitting the many needs (baby playroom, office, guestroom, new baby crib area in future) into two spaces

It only makes sense to keep baby room as play room. Since you are planning a new addition to the family this should be the bigger room. As to a guest room and office, you can use smaller room for this, but I think I would section off part of bigger room for an office too. As you said you can be with the kids while you work this way. Babies and young children don't really need closet space so I would remodel the closet as the office. You can add shelves for storage and a desk can be built to your needs, then when you aren't using it you close the doors and it is out of site. That leaves the smaller room for guests to have a bit of privacy.
Reply:if the baby is still an infant give the little room to him/her. I had the same situation and I gave my son the big room and it really waisted space until he was over two years old. Use the larger room as an office/guestroom and then when you have another child move the office into a living area and ditch the guest room. With two kids nobody will come and visit :)
Reply:i agree with song bird use the bigger room for the baby your guest wont mind a small room cause when they come to visit they are comming to visit you and the baby not stay in the room all the time if they want to stay in a room all the time they either wouldn't of came or would stay at a hotel go for the bigger room for the baby and office and good luck
